Say it isn’t so! Pioneer wishes we could, but we can’t.  The fact is, most of your future real-estate transactions and developments, whether commercial, industrial or residential will require some type of Environmental Site Assessment or Environmental Planning. This could range from detailed Phase I, II and III Environmental Site assessments for a previous Brownfield (developed location) for financing, to a complete Environmental Impact Assessment (EIA) for a future residential development and approvals. Regardless, banks and other financial institutions will want proof they are not financing a property with significant environmental liabilities or without  proper environmental and regulatory approvals. Pioneer’s goal is to make sure our clients never have to worry about the environmental liabilities of these transactions or that their developments get held up by the approval process due to poor environmental research and reporting.
